QUALIFICATIONS DESIRABLE CANDIDATES SHOULD POSSESS
(Other qualifications and experience, which in the opinion of the Commissioner of Education
meet the requirements of the position may be accepted in lieu of the following.)


1.   Minimum 2-year accredited technical degree in maintenance/engineering, construction, or applicable field of study; or a combination of having completed the equivalent of 1-year of an accredited technical degree program with a demonstrated commitment to complete the 2-year degree requirement within first year of employment.

  1.  Five years experience in industrial or commercial facilities maintenance with at least two consecutive years of documented successful performance in advanced facilities maintenance.
  2. Must have high school diploma or G.E.D.

 

EXAMPLES OF WORK PERFORMED

 

1. Analyze facilities/equipment needs, prepare/prioritize work orders, develop/submit weekly workload schedules to address prioritized needs, and complete preventive maintenance, routine work-orders, and in-house projects as necessary to maintain facilities.

2.   Perform inspections, troubleshoot, and complete repairs of facilities components such as HVAC systems (boilers, furnaces, chillers, condensing units/heat pumps, cooling towers, air-handling units, piping systems, electrical, 3-phase motors, and pneumatic/electronic controls); commercial kitchen equipment (dishwashers, ovens, fryers, steam tables, refrigerators/freezers, exhaust hoods); alarm/communication systems (fire/security alarms and converged intercom/phone/video/data systems), building components (roofs, masonry, siding, windows, doors, hardware, ceilings, walls, flooring, built-ins, electrical/lighting, plumbing); furnishings (educational equipment, office machines, furniture); main utility systems (electric, gas, water, sewer/storm); site work (paving, lighting, sidewalks, playgrounds, landscaping); and other related facilities components.

3. Perform work in compliance with Asbestos Hazards Emergency Response Act (AHERA), Occupational and Safety Health Act (OSHA), National Fire Protection Association (NFPA) Life Safety Codes, Building Officials and Code Administration (BOCA) building codes, Americans with Disabilities Act (ADA) accessibility guidelines, and USEPA CFC refrigeration procedures and certification requirements.

4. Work in all weather conditions (105°F to -5°F in rain, snow, sunshine), lift/carry 75 lbs., climb ladders and work at heights up to 30’, work in confined spaces, and wear respirators and protective equipment necessary for performing painting or asbestos/lead abatement.

5. Accept supervision and consistently comply with policies and procedures regarding time and attendance, leave, work-load scheduling, work reports, purchasing, inventoried equipment, travel vehicle care, work performance, etc.

6. Must reside within an approximate 35-mile radius of school.

 

OTHER RESPONSIBILITIES OF POSITION

 

1. Able to communicate effectively both orally and in writing.

2. Demonstrate effective and professional working relationships with customers, staff, and administration.  Objectively monitor self-effectiveness through regular soliciting of feedback/check-lists/evaluation by school administrators and maintenance program supervisors.

3. Skill in interpreting and implementing construction plans and specifications.  Ability to develop project sketches and specifications, develop project schedules, bid-out equipment/supplies/labor in compliance with purchasing guidelines, perform all types of hands-on work, oversee outside-contract completed work items, and accurately complete/submit closeout documents for major maintenance and in-house construction projects.

4. Able to work non-scheduled evenings and weekends on an on-call basis and to correct emergency maintenance or project situations.

5. Participate in necessary staff development activities related to facilities maintenance program needs.

6. Perform other duties as assigned.

BENEFITS
                    (For a Full-Time Position)


SICK LEAVE:  Generally accrue 10 hours per month.

FAMILY MEDICAL LEAVE:  After 12 months or 1250 hours of employment, 12 weeks of unpaid leave is available for employees as laid out in the policy.

ORGAN/BONE MARROW DONATION LEAVE:  5 workdays given for bone marrow donation and 30 workdays given for organ donation. 

SCHOOL-VISIT LEAVE:  Up to 8 hours of paid leave for assisting in the classroom with curricular activities or visiting with child’s teacher on curricular activities and other events as outlined in the policy.

HOLIDAYS:  12 holidays per year.

RETIREMENT:  Vested after five years of creditable service.

LIFE INSURANCE:  Free basic life insurance coverage equal to one-times the employee's annual salary.  The minimum coverage amount will remain $15,000.

OPTIONAL LIFE INSURANCE:  Employee may purchase up to 6 times their annual salary.  Spouse and children life insurance coverage is available.

HEALTH PLANS:  Employer-paid/subsidized plans available the month after employment.

DENTAL PLANS:  Several plans are available in limited areas of the state. Employees may pay through a payroll deduction.

VISION PLAN:  Available statewide.  Employees may pay through payroll deduction.

EMPLOYEE ASSISTANCE PROGRAM:  Up to six counseling visits per episode per family member per year.

DEFERRED COMPENSATION:  Employees may enroll in the State of Missouri Deferred Compensation Plan at anytime during employment with a minimum of $25 per month.
